ParcelClaw pulls real property data via the ATTOM API, ingests it across all 39 Washington counties (with a focus on Island and Skagit), and scores every parcel against distress signals: tax-delinquent, pre-foreclosure, REO, absentee, fixer-listing patterns. Properties land in Priority A / Priority B / Watchlist / Low tiers based on tunable thresholds.

Built for investors who want signal β€” not a generic CSV export and not a $200/mo SaaS that surfaces the same 50 leads everyone else is bidding on. Investor-only access, role-scoped (Admin / Investor), and tuned for the live data tier you're paying for.

Currently in private demo with one investor; production-deployable on Vercel + Neon Postgres. Phase 2 plans to layer on PropStream and a paid ATTOM tier β€” score thresholds bump back up as the data tier improves.
